Terms of Payment & Refunds: Reservations require a 50% DEPOSIT PLUS SECURITY DEPOSIT within 7 DAYS of booking for confirmation. PLEASE NOTE: The reservation will automatically be canceled if payment is not received on time. The BALANCE of RENTAL must be received within 30 DAYS prior to the arrival date. Failure to pay rental deposit, security deposit or balance of rental on time could result in loss of reservation. If reservations are made less than 60 days before arrival, then 100% of rental and security deposit are required within 7 days of booking. The rental and security deposit, less a $250 processing fee is refundable until 90 days prior to the arrival date. Cancellations between 61-90 days of arrival are subject to a 50% surcharge of the rental. Cancellations between 31-60 days of arrival are subject to a 75% surcharge of the rental. Cancellations less than 30 days of arrival are subject to a 100% surcharge of the rental. Bookings for Christmas and New Year are subject to 100% surcharge regardless of time of cancellation.
Damage/Security Deposit: After checkout the property will be cleaned and a thorough inventory taken before the next guests check in. Provided there is no more than reasonable clean up and nothing damaged or missing, then a check for the returned security deposit will be mailed to you usually within 14 days of departure if possible. It is understood that damages or lost items will be deducted at replacement cost, which may include but is not limited to labor expense, shipping and importation costs. Locked pantries and closets are reserved for the use of the property owner and are not included in this rental. You as the guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting the house. Guests are responsible for the property, its contents, and themselves during occupancy. Guests must lock windows and doors securely when not on the premises, and must observe all cautions, as given in the ‘Guest Book’ or from the property Owners or their staff. Each property is privately owned, so décor, colours and inventories may change. Rearranging the furniture, using the couches and pillows as beds, or removing any items from the villa is prohibited. It is further understood that exceeding the maximum occupancy will forfeit the security deposit. Once we receive the check-out form from the property manager stating there is no damage fee, your security deposit will be returned minus a $25.00 handling fee.
Registered Guests: Only registered guests are allowed inside the house and on the property. Permission of the Property Administrator must be obtained for any non-registered access. ***Note that the occupancy of the house is limited to the persons indicated on your confirmation. Exceeding this limit is a direct violation of our rental agreement. Parties, dinners, get-togethers, drop in guests, or any other form of non registered guest access will result in a forfeit of the security deposit and could be reason to ask you to leave unless prior permission has been granted.
Maximum Occupancy: Please observe Maximum occupancy limit. All children over the age of 1 year at the time of arrival will be considered as people in the head count. Exception to the maximum occupancy will be considered in the case of children sleeping in a crib. Exceeding the maximum occupancy limit will automatically forfeit the security deposit.
Quiet Enjoyment & Parties: Property owners wish to maintain a family atmosphere for the quiet enjoyment of guests. Rentals are accepted only from family groups and responsible adults only. Absolutely NO house parties or functions are allowed without advance WRITTEN permission from the owners. Guests shall follow all Rules & Regulations of community and condominium developments. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents in the neighborhood.
Check in- Check out Time: Check in is after 15:00 P.M. Check out is before 11:00 A.M. Questions, Complaints & Maintenance & Rate Adjustments: The property owners and their staff work hard to ensure that the house and amenities are in place and in good working order. The owner or their administrator will be available to handle questions, complaints and supervise maintenance. In case of a maintenance problem, the property administrator will strive to have the problem repaired as soon as possible after being notified. However, no refund or rate adjustment shall be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, telephone, television or satellite service, appliances, etc. It is guest's obligation to report any problems or damage IMMEDIATELY to the administrator or owner. No refund or rate adjustment shall be made for any disturbance outside of the control of the property owner or his staff, such as construction at nearby properties or noisy parties at other houses. No shows, late arrivals, reductions in the number of guests, and early departures are all non-refundable.
Electronic Safes & Keys: There is a $75 charge for lost property keys or safe keys to replace the locks. Satellite TV: For those properties with satellite, please do not reprogram the satellite TV system or disconnect wiring to TV, VCR or stereo. If you do and then we have to have it reprogrammed, there will be a $50 charge.
Cellular telephone: For those properties with cellular phone offered to guests, if the cellular telephone is lost or damaged, there will be a $150 charge to replace it. There will be no refund for any time still credited to the telephone upon checkout.
Responsibility: The renter named in this agreement will be responsible for themselves and all guests whether they are registered in the villa or not. The renter acknowledges that Mundaca Signature Homes, property owners, employees, and agents do not carry personal liability insurance and can not be held responsible regardless of fault, for any accident, loss, damage or injury suffered by the renter, members of their party or any other guests which the renter or their party have allowed access to the property, regardless if said loss is a result directly or indirectly from acts of god, danger incident to the sea, any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, hostilities, civil disturbances, strikes, riots, thefts, pilferage, epidemics, quarantines, custom regulations, delays or cancellations of or changes in itineraries or schedule or from acts of omission of any airline. Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management and reservations of the property and to release and hold harmless it's owners or representatives for any loss or damage to personal property or for any injury and/or death. INSTRUCTIONS FOR RESERVATIONS 1) To make a reservation. Contact us by email at rentals@mundaca.com.mx or telephone to confirm dates, availability and rates. Telephone number is +52 998 877-0025 2) Once availability is confirmed with owner, we will send you the rental agreement via internet or fax. Fill out the Rental & Security Deposit Agreement and submit the signed agreement form with your 50% rental fee and security deposit to the address on the contract within 7 days to confirm your reservation or the rental agreement is null & void. 3) Upon receipt of the deposits and the signed rental agreement, a confirmation will be sent to you by email. 4) Send the balance of rental payment prior to 30 days before rental period. Failure to send balance promptly could result in loss of reservation. 5) A receipt for the balance payment will be sent to you by email with your final confirmation. 6) Before your arrival, you will be sent by email emergency contact information, detailed directions to the property, and instructions on the pick up of your key.
